+ [1] Detailed Quotation 詳盡報價

First to meet up in our Tsuen Wan showroom or on-site unit, and then we will provide the design plan, quotation list, design & built programme, reference drawing and design consultation, etc., and finally sign the contract after the client's confirmation. 可先在荃灣展室或現場單位面議 ,然後會提供設計平面、報價清單、設計裝修流程、參考圖及設計諮詢等,客人確認後才簽約。

+ [2] Budget Control 成本控制

Understanding that clients often have budget constraints, we establish open communication with them to ensure furniture quality while accommodating their budget as much as possible. 明白客户一般有預算不足的問題,我們會與客戶建立溝通,除確保空間設計及傢俬有質量外,亦會盡量配合客户的預算。

+ [3] Furniture Quality 傢俬質量

All built in furniture are fine core wooden slab which installed with hidden nail under cover surface, i.e. can’t see screw in the inner space and transported by each set of cabinet. So the alignment and stability are better. The cabinet in IKEA and other cheaper wood factory will use 3 in 1 screw, and transported by separated pieces of panels method which will be easily distorted. 所有入牆傢俬是用堅固細蕊板,在飾面內打隱釘,即內籠不見螺絲,一個櫃不拆散的做法,平整度及穩固度較高。 有別於IKEA 及其他平價傢俬廠用3合1螺絲、一件件板全拆散的做法,會比較容易變形。

Client could come up to our Tsuen Wan showroom to check out with the design details and quality in person. 客戶可約時間到我們荃灣展室即場看看現成設計細節及手工,確保符合預期。

+ [5] Constant Channel 劃一溝通

From design to construction phase, the client will be directly communicate with our founder Patrick Lam. Other staff of Sim-Plex will do the drafting and supporting work. This is different from other design firm might appoint different junior staffs to communicate with the client in different stages. 由設計到現場施工,與客戶的溝通均是由我們的始創人Patrick Lam接洽。其他工作室員工會負責後勤繪圖。 有別於其他設計公司可能不同階段由經驗不足員工負責接洽客戶。

Based on a poetic design strategy, using transformable storage to create flexible layout and expand the possibilities of limited space. 以靜謐詩意為設計基底,運用變形收納靈活規劃住宅佈局,擴大有限空間可能性。


| Budget |

 

Generally, units with two bedrooms, one kitchen and one toilet below 500 sq.ft are divided into two different calculations: [1] Complete Demolition Project & [2] New Handover Project. The details are as follows:
(> 500 sq.ft will have a more discounted price as the number of sq.ft increases!)
(Sq.ft is refer to the net usable floor area/salesable area)

一般500呎以下,兩房一廚一厠單位,會分為[1]全屋翻新 及 [2]新樓 兩種不同計算,詳細如下:
(500呎以上則會隨呎數上升有更優惠價錢 ) (呎是指實用平方呎)

 

[1] Complete Demolition Project

(i.e. need kitchen and toilet renovation, and need to do the floor tiling projects),
Design and built works is about $900 -1100/sq.ft that is, 500 sq.ft , it is HK$450,000-HK$550,000. Our offer generally will include:

(1) Design drawings (including the plan, 3D renderings, water and electricity construction drawings, furniture drawings)
(2) Demolition(demolition of old wall tiles, floor tiles, old cabinets, old door frames)
(3) Slurry works (floor tiling (not including the floor tiles ), 1 door threshold stone)
(4) Water works (changing the open pipes in the kitchen and toilet, and copper-clad pipes)
(5) Electric works (including re-do of electric socket/ switch in total 10 pieces)
(6)Paint works (wall and ceiling, clear the old paint, cement layer, moisture-proof layer and finish paint)
(7) Kitchen works (wall and floor tiling (not including the tiles), hanging cabinet, quartz stone/artificial stone countertop cabinet, installation of faucet (not included the faucet), new aluminum false ceilings, 1 door threshold stone)
(8) Toilet work (wall and floor tiling (not including the tiles), floor waterproofing, new shower tanks, hanging mirror cabinet, quartz stone/artificial stone countertops cabinet, installation of shower faucets (not including faucets) ), new aluminum false ceiling, 1 door threshold stone)
(9) Built-in furniture wooden work (The above built-in furniture has included the finish material, basic hinges, built-in light strips, transportation and carpentry installation)
(10) Miscellaneous works (floor protection before painting, mud removal during construction, basic cleaning after completion, third party insurance during construction)

[1]全屋翻新項目

(即廚厠翻新、廳房地板重鋪的項目):
設計連裝修工程,預$900 -1100/實用平方呎,即500呎大約是HK$450,000 - HK$550,000, 一般會包括:

(1)設計方案(包平面設計圖、3D效果圖、水電平面施工圖、傢俬圖)
(2)清拆工程(拆舊牆身磚、地磚、舊櫃、舊門連框)
(3)泥水工程(新鋪廳房地板磚(不包磚料)、新造入口大門檻石1條)
(4)水力工程(換廚廁室內明喉,包銅喉)
(5)電力工程(包更改燈/單位電制共10隻,走暗線)
(6)油漆工程(牆身及天花剷乳膠、批灰、防潮油、包立邦面漆)
(7)廚房工程(新鋪牆身地板磚(不包磚料)、新造廚吊櫃、連石英石/人造石枱面地櫃、安裝水龍頭(不包料)、新造鋁質假天花,新造廚房門檻石1條)
(8)厠所工程(新鋪牆身地板磚(不包磚料)、地台防水、新造企缸、新造厠吊櫃、連石英石/人造石枱面地櫃、安裝花灑水龍頭(不包料)、新造鋁質假天花,新造廁所門檻石1條)
(9)入牆傢俬工程(以上入牆傢俬已包收口、面料、基本鉸、內置燈帶、運輸及木工安裝, 傢俬為細蕊夾板,面料可選防花生態板或木皮、內籠則可選指定防花生態板)
(10)雜項工程 (油漆前地板保護、清走工程時泥頭、完工基本清潔、工程期間第三者保險)

 

[2] New Handover Project

(i.e. just handover, no need to do the kitchen and toilet renovation, and no need to do the floor tiling projects),
Design and built works is about $500-700/sq.ft that is, 500 sq.ft , it is HK$250,000-HK$350,000. Our offer generally will include:
(1) Design drawings (including the plan, 3D renderings, furniture drawings)
(2)Paint works (wall and ceiling, clear the old paint, cement layer, moisture-proof layer and finish paint)
(3) Built-in furniture wooden work (The above built-in furniture has included the finish material, basic hinges, built-in light strips, transportation and carpentry installation)
(4) Miscellaneous works (floor protection before painting, mud removal during construction, basic cleaning after completion, third party insurance during construction)

[2]新樓項目

(即新收樓輕裝修,廚廁不用翻新,廳房地板不用重鋪的項目)
設計連輕裝修工程,預$500-700/ 實用平方呎,即500呎大約是HK$250,000 - HK$350,000, 一般會包括:

(1)設計方案(包平面設計圖、3D效果圖、傢俬圖)
(2)油漆工程(牆身及天花剷乳膠、批灰、防潮油、包立邦面漆)
(3)入牆傢俬工程(以上入牆傢俬已包收口、面料、基本鉸、內置燈帶、運輸及木工安裝, 傢俬為細蕊夾板,面料可選防花生態板或木皮、內籠則可選指定防花生態板)

Remark:
-The above items do not include tiles, flooring, kitchen ware, sanitary ware, electrical appliances, curtains, etc.
-The above budget information is for reference only, the accurate budget would be according to the quotation plan and list after facial discussion, and the site measurement.
-The 3D rendering is usually 10 working days in advance, and the construction period usually takes 3 months.
-In case of any dispute, the company reserves the right of final decision.

If the above is generally acceptable, we can make a time to meet up to our Tsuen Wan showroom to discuss the design, and then we will give you a formal quotation plan package.

備注:
- 以上项目是不包括瓷磚、地板、廚具、潔具、電器、窗簾等。
- 以上價格資料可供參考,最終仍以平面報價清單及現場呎吋為準。
- 出3D效果圖一般預10日工作天,工程期一般則需3個月。
- 如有任何爭議,本公司保留最終決定權。

若初步可以接受的話我們可約時間上來我們荃灣showroom 面談設計,然後正式平面報價。

We provide design and build service for residential interior design. Here are our general procedure for your easy understanding:

Phase 1 - Design Consultation

  • Meeting with client

  • Provide design advice

  • Site Investigation if necessary

Phase 2 - Quotation

  • Layout plan with options

  • List of renovation items

  • Reference design images

  • Programme explanation

Phase 3 - Contract

  • Sign up design & build contract

  • Pay for 10% of the contract sum before working on 3D rendering.

Phase 4 - 3D Rendering

  • Include at least one rendering for each of the room

  • Design Discussion

Phase 5 - Detail Package

  • Electrical plan

  • Wood work drawings

  • Material selection

  • Pay for 40% contract sum before working on detail package.

Phase 6 - Construction

  • Site work construction

  • Factory wooden fabrication

  • Pay for 30% contract sum after generally completion of water, electrical and before the start of flooring.

  • Pay for 15% contract sum before cabinet installation.

  • All the construction items on contract are complete

  • Or the client has been moved into the apartment.

Pay for final 5% within 14 days of completion or move in.

Note:

  1. If the service is terminated after receiving of 3D rendering, the 10% of the contract sum would be counted as the design fee of the 3D rendering.

  2. If have any additional construction Items, the additional cost would be settled in the every closest payment.
